Choosing the most suitable flooring system for a project makes an enormous difference to the quality of the finished floor; and will cut costs and save problems later. This is why West Fraser’s versatile CaberFloor system offers an advanced range of flooring products designed to fit all applications including new-build, replacement, domestic and commercial.

Leading the field in the popularity stakes, CaberFloor P5 is the UK’s most specified moisture-resistant P5 flooring. The high-strength particleboard is ideal for domestic and most other floors and removes the need for intermediate noggins. The boards are moisture-resistant, stable, durable, easy to lay and, with a tongue and groove or square-edge profile, provide an excellent surface for subsequent floor laying operations.

Some floors require more advanced solutions and, no matter the size or shape of the floor being laid, there are key questions to ask. Although not necessarily obvious, the first point to consider is whether the building’s roof will be in place. If the answer is no, the floor will need to withstand the elements. This is where CaberShieldPlus proves its worth as it is designed to allow building work to continue in all weathers.

CaberShieldPlus is an advanced product that has all the inherent benefits of CaberFloor P5. In addition, it offers double-sided protection with a tough, permanent waterproof coating and is BBA approved for 60 days exposure. It is also a non-slip, safe working platform that withstands high site traffic.

An alternative solution is CaberDek which is BBA approved for 42 days exposure. The P5 grade flooring has the advantage of a strong, waterproof and slip-resistant peelable film. It provides protection from the elements and construction mess and, when removed, leaves a clean, finished floor. The film is impact, puncture and tear-resistant to withstand high site traffic. CaberDek also provides 44dB sound reduction when used in conjunction with leading I-beam and insulation manufacturers.

All three CaberFloor products comply with BS EN312 and are designed to be used with the CaberFix range of specially developed sealing and fixing products that include powerful adhesives and tapes. For example, CaberFloor P5 is best used with CaberFix Joint&Joist, an adhesive and sealant that will adhere to a wide variety of materials, creating a strong, silent, and flexible bond. Similarly, CaberFix D4 complements CaberDek and CaberShieldPlus. This adhesive bonds flooring to joists, T&G joints and seals exposed perimeter and edges.

Beyond the advantages and practicalities of using CaberFloor, the materials and processes used to manufacture the product offer the reassurance of being sustainable. Unsurprisingly, West Fraser’s range of board products is available in a wide selection of sizes to minimise waste. All timber used is responsibly sourced and FSC certified. The panels are manufactured in the UK from locally grown timber and are net carbon negative. Additionally, all of West Fraser’s UK mills have obtained the coveted ISO 14001 environmental accreditation.

Samples of all West Fraser construction panels can be ordered on the website Uk.westfraser.com.  Head to the housebuilder page on the website to download a selection of tools including a fully-interactive guide to all West Fraser products and a checklist to make sure you have everything you need for your build.

Custom Fibrelite covers installed in precast concrete manufacturer Trenwa’s troughs at major US sub-station AND

Fibrelite trough covers are designed to be safely and easily removed by two people

Composite access cover manufacturer Fibrelite has formed strategic partnerships with a number of major manufacturers of precast and preformed troughs (also known as trenches, channels and ducts) in Europe and the USA (including Fibex and Trenwa) to create new collaborative product offerings integrating Fibrelite covers and precast and preformed troughs, combining the strength and longevity of precast and preformed troughs with the easy, safe manual removal and durability of Fibrelite’s lightweight composite covers.

Concrete slab covers can weigh as much as five times the weight of an equivalent size Fibrelite GRP composite trough cover

Health and safety issues surrounding manual handling are of paramount importance to site managers. Without the necessary provision of dedicated lifting apparatus and training for operatives, traditional concrete and steel trough access covers can be a concern due to their sheer weight. Concrete slab covers can weigh as much as five times the weight of an equivalent size Fibrelite GRP composite trough cover.

Custom Fibrelite covers designed & engineered to fit precast manufacturer Fibex’s preformed GRP troughs

Fibrelite covers have an industry leading strength-to-weight ratio and are designed to be safely and easily removed by two people, using the Fibrelite FL7 ergonomically designed lifting handles.

Driven by focusses on health and safety, weight, durability (no corrosion) and reduced installation time, GRP composite access covers have moved from being a niche product used on petrol station forecourts to being specified at the outset of new build and retrofit projects for some of the world’s most prestigious brands in technology, data centres, ports, airports, high-tech manufacturing facilities, utilities, infrastructure and many more.

“In recent years, the demand for highly customisable, high-tech access covering solutions has grown exponentially, and we’re proud of the part we’ve played in their adoption over the 40 years since we invented the world’s first. Since then, we’ve continually innovated, focussing on creating solutions to industry and customer challenges.” Commented Ian Thompson, Fibrelite’s Managing Director EMEA “Partnering with precast and preformed trough/trench manufacturers was a logical next step, and I’m proud to say that, since we created our first partnership offering with Trenwa in 2014 we now have over 50 kilometres of our covers installed in precast and preformed troughs across the globe”

David Holmes, Fibrelite’s Technical Director added “We work closely with architects, contractors, and end users from tender stage right the way through to delivery and even installation where required. This collaborative process ensures that the supplied product fulfils both product quality demands and strict project completion deadlines. Fibrelite covers can be custom designed and manufactured with dimensions matched precisely to specified trough opening/rebate dimensions (Fibrelite’s adjustable tooling allows covers to be manufactured within millimetres of a clients requirement)”

Recent Installation: New Build Data Centre, Northern Europe (shown above)

Some clients favour a complete GRP solution for both troughs and covers. Where appropriate, this can further reduce installation costs and time due to their reduced weight for transit and installation. Earlier this year, Fibrelite engineered and manufactured 550 metres of custom trough covers for a new build data centre in Northern Europe. These GRP preformed troughs were supplied with custom fit Fibrelite bolt-down covers, for added security.

Recent Installation: Cruise Ship Terminal, UK

Fibrelite custom engineered and manufactured 500 metres of F900 (90-tonne) load rated GRP trough covers to fit precast concrete troughs at a UK cruise ship terminal. The stepped covers were supplied in a number of customised sizes to fit the trough configuration. The F900 load rated covers were stepped to reduce the unit weight in compliance with the customer’s specified manual handling limit.

Two seven-storey residential apartment buildings in the cultural and social hot-spot of Cardiff Bay are now protected by evacuation alert systems from UK manufacturer, Advanced.

The EvacGo panels have been installed to meet the criteria set out in the BS 8629 Code of Practice for the design, installation, commissioning, and maintenance of evacuation alert systems for use by fire and rescue services in England and Wales.

Situated in Cardiff Bay’s Tiger Quay development, Roath House and Queen Alexandra House are a mix of 73 social and market-rented one and two-bedroom apartments managed by Trivallis, one of Wales’ largest housing associations. Trivallis appointed Cardiff-based, Tremorfa Ltd, to complete the installation, requesting that Advanced’s EvacGo solutions be installed to ensure both residential buildings met the BS 8629 recommendations.

With all Advanced evacuation alert systems custom-manufactured to reflect each individual building’s evacuation zones, Advanced supplied two EvacGo systems to Tremorfa complete with 1-loop card, expandable from four to eight evacuation zones. The two systems were installed alongside a combined total of 63 sounders to provide audible warning to building occupants in the event of an emergency.

Graham Smart, Fire & Security Installation Manager, at Tremorfa Ltd, said: “Having installed Advanced solutions for a number of years, we knew we could depend on its evacuation alert system to meet the requirements of the BS 8629 code of practice. The systems in both apartment buildings are now performing as required and we will be completing the installation of further EvacGo systems at Trivallis’ properties.”

Evacuation alert control and indicating equipment (EACIE) is now strongly recommended in England and Wales for all new tall residential buildings – and is mandatory in Scotland. The EACIE must operate completely independently of fire detection systems and be designed to support any evacuation strategy chosen by the fire and rescue service.

Ken Bullock, Business Development Manager – Evacuation Alert Systems, said: “We are seeing a rapid growth in interest in evacuation alert systems from local housing authorities and private landlords eager to ensure that the safety measures installed in their tall residential buildings meet the latest regulations.

“EvacGo has been built using our industry-leading MxPro 5 fire panel technology and, in developing our solution to meet the BS 8629 Code of Practice, we have consulted with fire industry experts involved in developing the standard. Both Trivallis and the residents of Tiger Quay can now rest easy knowing that they have the latest and most sophisticated fire evacuation equipment installed in their homes.”

BS 8629:2019 is the new Code of Practice for the design, installation, commissioning and maintenance of evacuation alert systems for use by fire and rescue services in England. In place since November 2019, this code of practice recommends the installation of a dedicated evacuation alert system intended for the sole use of the fire and rescue services and separate from the building’s fire alarm system. New high-rise residential developments are among the buildings being prioritised for evacuation alert system installation. Although not yet a legal requirement in England, Wales and Northern Ireland, EACIE installation is already mandatory in new buildings containing flats over 18 metres in Scotland and considered best practice by a number of fire and rescue services.

Working on a brief to deliver the perfect learning environment for both pupils and teachers at the Kettering Science Academy (KSA) in Northamptonshire, Zumtobel Group’s lighting brands Thorn and Zumtobel have supplied the illumination for the new £28m building. The luminaires were selected to enhance the overall appearance of the state-of-the-art facility and create a flexible and adaptable 21st Century learning environment for pupils, whilst providing a low maintenance, energy efficient solution. Noise levels within the building were a big consideration, particularly within the classrooms but the use of Thorn’s Arena Symphony LED luminaires overcame these issues.

The two-storey building is divided into departments which are linked to a central courtyard bearing the inscription: ‘Give me a place to stand and I will move the Earth – Archimedes.’ In the main entrance, visitors are greeted by a giant periodic table created by gifted and talented pupils from the last year. They were given an element to research and then had to design a tile to reflect its properties. Classrooms are designed for smaller class sizes and the building uses glass throughout to maximise light and create a sense of openness. There is also a swipe card system which acts as an automatic register for pupils and each department is furnished with the latest IT technology.

Thorn’s Arena Symphony LED luminaires illuminate the classrooms throughout the building, providing excellent light quality and sound absorbing features that minimise the sound reverberation in the classrooms. Modern concrete walls, hard flooring and large amounts of glass all reflect (rather than absorb) sound. The echo effect created in this way can make it difficult to hear the teacher speak, causing students to raise the noise level even further by chatting amongst themselves, the innovative Arena LED minimises this.

Arena Symphony LED is a direct/indirect luminaire that gives the Academy a modern visual appearance. The luminaire is available with a wide range of control options and has been designed for flexibility, offering a choice of infills to adapt the length of the system to match all classroom layouts. Arena LED is fully compliant with BB93 for optimum classroom performance, utilising high-efficiency LEDs to slash energy consumption.

IQ Wave, a smart recessed LED luminaire focusing on intelligent controls, optics, design and installation has also been used in the classrooms to deliver great lighting quality and high user comfort.

Lyric LED decorative, surface mounted luminaires featuring a unique ‘starburst’ base have been installed in the stairwells.

Thorn’s Chalice, with a high efficacy of 106lm/W for low energy consumption and less than 100mm overall height, illuminates the circulation areas. This high performance LED downlight offers exceptional efficiency which, combined with a unified glare ratio <22, CRI 80 and a high efficacy of 106lm/W, make Chalice perfect for high quality lighting applications.

To complete the project, Zumtobel’s ONDARIA luminaires have been installed in the atrium and library. ONDARIA is a family of circular ambient luminaires with an ultra-thin profile, for direct/indirect distributions, and exquisite detailing for uniform illumination. The clear geometry of the luminaire enhances the architecture without detracting from the interior styling. Glaring reflections on computer screens are kept to a minimum by the use of the Luminance-Reducing Optic (LRO).

Principal Martin Campbell commented “This new building will enable pupils and staff to work in an environment fit for 21st Century learning. It is the beginning of a new chapter in the life of KSA.”

Global real estate and investment group Lendlease chose commercial heating specialists UnderFloor Climate Management (UFCM) and Instacoustic to improve the flexibility of the heating installation at a prestigious Manchester project.

Lendlease decided to change the original specification for the apartment heating systems across the Potato Wharf development to decrease the required installation time of the underfloor heating.

The final phase of the building in Manchester’s Castlefield is due to be completed this year and includes 191 apartments across two blocks. Lendlease completed the first two blocks, comprising 102 one and two-bed apartments, in 2014.

Instacoustic and UFCM worked with Lendlease on providing an alternative to the original rigid board system.

The project build plan was redesigned around the installation of the Instacoustic cradle and batten system with the UFCM designed Underfloor heating system. This provided construction time benefits to be gained. This also included the time-saving, auto-balancing manifold.  Using patented valve technology, UFCM’s Stainless Steel Auto-Balancing Manifold constantly adjusts each circuit to the desired flow rate, ensuring the underfloor heating system operates with optimum temperature distribution and maximum energy efficiency. The use of the cradle and batten system allows for the work programme to be condensed – which would not have been possible to achieve with a screed system or the specified rigid board system at the Potato Wharf site.

Rachel Smith, General Manager Underfloor Heating at UFCM, said: “We were very happy to be able to help Lendlease improve the efficiency of the construction of this major development.

“The acoustic system was specifically designed by UFCM and Instacoustic to integrate underfloor heating into the floor system at the Potato Wharf development. The auto-balancing manifolds save time on commissioning and will ensure that heat outputs are optimised.”

John Reed, Operations Director of Instacoustic, said: “Fitting the cradle and batten system is less time-consuming than traditional screed systems – as work can be completed more quickly, installation programmes can be more flexible and adapt to the requirements of the overall project priorities.”

The versatile cradle and batten system is widely used where pre-completion testing is required in new-build projects.

The systems can be levelled on-site to eliminate variations in the structural floor surface and can accommodate building services. The InstaCoustic cradle provides a route to acoustic compliance to the values set out in Part E of the building regulations.

The unique recycled rubber crumb cradles in the system also contributed towards a more sustainable build for Lendlease at Potato Wharf. The project required more than 80,000 acoustic cradles. Each individual cradle is made from recycled lorry tyres, is 100% acoustically resilient, recycled and re-useable at end of life. Potato Wharf saved 1320 lorry tyres from going to landfill.

Lendlease is renowned globally for designing homes with the finest specifications and finishes. The company recently secured the contract to lead on the refurbishment and partial restoration of Manchester’s grade one-listed Town Hall.

Age, poor maintenance and deck deflection are among the many causes of roofing failure. When this happens, urgent action is required to prevent costly damage to the building itself. Therefore, which factors need to be taken into consideration when undertaking the refurbishment of an existing flat roof system?

With climate change leading to an increase in extreme weather systems, which have seen four of the UK’s wettest winters take place over a 14-year period since 2006, it focuses the need to ensure a building’s most protective element is correctly designed and installed in order to optimise its long-term performance.

Eliminate ponding

Aside from the visual signs of failure, indications that a roof isn’t performing as it should include rooms within a building feeling too cold in winter or excessively warm in summer. When it comes to a flat roof’s refurbishment, an initial survey is carried out to assess its condition. This will determine what action needs to be taken to ensure it meets industry regulations for energy performance. It will also help achieve the required falls outcome, which is crucial to directing water away from a roof and preventing ponding. A flat roof is typically designed to shed water, not collect it. Failure to address this basic element of a roof’s design could ultimately lead to system failure and structural deflection due to the weight of water collecting on the roof.

Designing for falls

In terms of falls, there are several types of tapered designs which ensure water is effectively dispersed from the roof, the most common being fully-mitred, and straight falls to tapered gutters. “Flat roofs are not flat”, as the saying goes, so in order to eradicate ponding issues, falls on a flat roof should achieve a minimum 1:80 pitch at any point. Gradient is able to manufacture a system that achieves these falls but still meets regulation thermal performance. This is due to its ability to offer a bespoke tapered insulation system that is designed to overcome the backfall in order to prevent water ponding.

Survey calculation

For larger refurbishment projects such as those involving schools, surveys are even more of a necessity. It allows Gradient, for example, to plot where ponding-based deflections have occurred and allow them to design-out future issues by calculating how to achieve constant water movement over a roof, rather than have it disperse and build-up in different areas.

Ask the expert

Ideally, a non-leaking flat roof can be refurbished simply by bonding a new tapered insulation system direct to the existing felt substrate. Again, this is where engaging with a specialist such as Gradient pays dividends, as its teams are not only able to design and manufacture a solution to a client’s precise requirements, the completed system can be transported in its entirety to ensure a time and cost-effective installation that will last the lifespan of the building.

Roof refurbishment isn’t a game of chance; one errant episode in the design or installation process can cost the building’s owner dear in the long-term. Which is why its overall maintenance is best left to the experts; because peace of mind is priceless.
