The British Automatic Fire Sprinkler Association (BAFSA) welcomes the changes to Fire Safety : Approved Document B (ADB) which come into force today, 26th November 2020

However we do question does the measure go far enough?

The changes with regard to the mandatory installation of automatic fire sprinklers in England, affect new build, material alteration, material change of use and extensions. The main points being

The height threshold for the provision of sprinklers is reduced from 30m down to 11m.

BS9251 or BS EN 12845 continue to be recommended for sprinkler system installations in flats.

There will be no recommendation for sprinklers to be provided in common areas when these are fire sterile (lacking in combustible materials.)

The new provisions will apply to extensions so that sprinkler protection and wayfinding signage will be necessary in any newly formed accommodation in buildings with a floor 11m or more above ground level.

BAFSA questions whether the requirement should have been extended to all new built flats, no matter the height. Evidence has shown that automatic fire sprinklers protect residents of flats from fire, they limit fire spread protecting means of escape for residents, they also protect Firefighters who attend such fires.

It is also a proven fact that automatic fire sprinklers reduce property and contents damage from fire by extinguishing or controlling the fire in its early stages.

This evidence applies equally to flats below 11 metres as well as those above that height, perhaps an opportunity missed?

 

However, this legislation will help to protect both the lives of future occupants and also help to preserve much needed accommodation for our growing population.

As new guidance on the role of good ventilation in addressing COVID incidence is published(1), Gilberts has announced its Hybrid MFS ventilation already achieve compliance.

The options require no additional accessories nor equipment. In many cases, the building services manager can personally execute the change, just by pushing a few buttons.

By changing the settings on the control menu on its bespoke MFS Controller, the air is provided with increased outside (clean) air. The system can also be overridden with a boost facility as required by the occupant, to potentially further increase fresh air volume by as much as 200%.

A simple adjustment of controls means the way the single sided space is ventilated can continue but increases agility by providing fresh air more often by adjusting the C02 sensor set-point.

Gilberts has advanced the MFS Hybrid product’s abilities over the last 5 years and has provided such items as heating coil options. Most customers now take up this option, as it reduces the need to provide a separate heating system in most applications. For those that have been provided with the coil option, Gilberts has provided a further advanced and protective system. Gilberts has the ability to provide 100% fresh air and temper with the coils for the full operation of the rooms. This will advance the ventilation and keep a cleaner and safer environment whilst ensuring indoor temperatures are not compromised at all.

 

This simple programme change to the bespoke controller is required with an option provided to the occupant to swich in and out of Covid mode, as the occupier determines. This option will have a minor increase on the heating bill but benefits the occupier with a still further clean air ventilation system.

A dilapidated former care home has been transformed into award-winning supported living flats by social care provider Precious Homes. Interior Designer Penny Green worked with Altro to select a range of flooring options to deliver flexible solutions in different application areas throughout the scheme.

Located in the former Nethercest Residential Home in Dudley, the previously empty buildings have been redeveloped to a very high specification, resulting in modern flats and communal space for up to 25 people. The new supported-living flats provide bespoke, accessible accommodation for people with autism, learning disabilities and physical disabilities, with an on-site cafe that is open to the community.

Michelle Cox-Coley, Director of Business Development at Precious Homes, explains, “The new flats within – Osprey Mews, Goldcrest Court and Turaco View – have been developed in partnership with Golden Lane Housing, a leading social housing landlord for people with a learning disability, in response to demand for this type of bespoke accommodation alongside specialist support in the local area. We’ve worked hard to create bright and modern homes which are fully equipped to be accessible to all and can be tailored to meet the individual needs of the people we support. The new flats and the team we have in place provide support which is outcome-focussed and person-centred, encouraging individuals to become as independent as possible in their own homes.”

The Foundry Café is a key element to the project’s success. Run as a social enterprise, it offers opportunities for people to learn transferable workplace skills, and it provides a social hub for residents and the wider community. Interior designer Penny Green drew design inspiration for the café from Dudley’s industrial heritage. “I looked to the industrial revolution, the turn of the century – so important in the development of Dudley,” she explains. “The ‘foundry’ style is big, open and robust, so it was so important we chose products that delivered on looks but also worked to soften the feel.”

Penny chose Altro Ensemble™ modular flooring system – luxury vinyl tiles, in four modular sizes that can be mixed and matched to create unique designs from colour blocking to geometric patterns. It also brings the benefits of 15dB sound reduction and added comfort underfoot. “It was quite a dark space at the start, so we took all the walls down to open it up, and chose a light tone of flooring – Greige Rustic Oak.”

Although Penny and Precious Homes have used Altro products for years, this was their first project using Altro Ensemble. The flexible LVT modular flooring has delivered on many levels. “The feedback has been phenomenal,” says Penny. “People simply cannot believe it is vinyl and not wood, they are so complimentary about it. But even more importantly it delivers so many benefits over real wood in this space. It wears better, it feels softer, and its acoustic properties help soften the Foundry environment, which is so important for the individuals who will be accessing the café.”

Penny worked closely with Altro consultant Joe Hurst to find the right solutions. “We have some big spaces here and needed to avoid looking too institutional,” she says. “Altro Ensemble was ideal for that as we explored different patterns and layouts to define different areas. Using the same flooring but laid differently – basketweave in one area, plank to plank or herringbone in another. The results are incredibly effective.”

In areas with higher risk of slip, Penny selected Altro Wood™ safety flooring, choosing Vintage Cherry for the café as the red tones sit well alongside the foundry brick, and the cooler, greyer tones of Ranch Oak for the innovative, accessible and inclusive communal kitchen areas of Goldcrest Court.

Altro Wood is homely and stylish – a great biophilic safety option. The general purpose 2mm wood-effect vinyl safety flooring is available in a range of designs with different plank sizes and shades. The flats within this location offer different levels of support for individuals with learning disabilities, autism and physical disabilities. Support provided within people’s own homes is tailored to each person’s needs and also supports individuals who are stepping down from secure units and hospitals including those who may have experienced previous placement breakdowns. The accommodation is flexible, with furniture that can be moved and rooms that can be configured to suit.

“The partnership with Golden Lane Housing means we work collaboratively to create a home for people – a calm haven, a safe space. We use a palette that allows people to add their own personality, and I spend a lot of time searching for safe, good value accessories – rattan, knitted – ones that don’t matter if they break,” Penny explains. “At the other end of the scale we can spend a lot on items such as magnetic curtain poles that might be pulled down repeatedly but can be quickly and easily reattached. We have to think through all angles of the environment so that it doesn’t become challenging.

“The Precious Homes ethos is that everyone goes on their personal growth journey – whatever journey is right for them. A lot of people help with that – occupational therapists, psychologists, therapists, carers and many more. For many people living in their own flats it is critically important that their home environment enables them to have a home that is safe and supportive of their goals and aspirations.

“The domestic, homely feel was so important, but we also needed products that are robust and above all safe,” explains Penny. Safety is paramount, which is evident in many elements of the interior, including the flooring, chosen due to a variety of properties to fit with the design themes throughout. MARMOX MULTIBOARDS CARRY MARBLE-MOSAICS ACROSS CINQUE PORT SELF-BUILD

A strikingly modern residential property in one of Kent’s most famous coastal towns is making articulate use of Marmox Multiboards as part of its cladding solution, around both the inside of an elevated balcony terrace, as well as across the main entrance elevation.

The 3600 sq. ft. four-bedroom self-build on Cliff Road in Hythe – one of the country’s historic Cinque Ports – has been constructed for Gerald Glover using a high performance SIP system to create a series of rectangular elements, stepping down the steeply sloping site; with natural, Multicolour Slate Split Face slips, other cladding materials surrounding the runs of triple glazing.

Following an initial on-line search and consultations with the Marmox technical sales team, he opted to use 35 of their 12.5mm thick boards direct from the manufacturer, together with Marmox 360 adhesive, jointing tape and special metal washers which combine with the fixing screws.

Gerald commented: “We originally gained planning permission for the house in 2015 and then spent a lengthy period in consultation with our engineer, specialist piling company GeMech and Mather & Smith Steelworks in regards to the topography of the site, it’s stability and the best and most economical way to achieve a supporting above ground structure of the OSB faced SIPS panels to work off. Completion is set for early 2021.

We didn’t want the building to look ultra modern in the setting so have gone for a mix of exterior finishes, including multi-coloured stone slips from Marble Mosaics and the dark coloured Rockpanel Uni cladding panels which surround the main balcony. With the guidance of our consultant, OSG Architecture, we started searching for a cement particle or other suitable substrate board, before coming across Marmox Multiboard on the internet.”

“Given the elevated coastal position the boards had to be fully waterproof, while we also needed them to comply with fire regulations for exterior cladding use, but the lightness of Multiboard – enabling you to install large sections without difficulty – as well as the ease of cutting and fixing, were all additional attractions. We are now planning to use up the boards we have left over for fitting out the four en-suites, wherever there are areas of tiling or wet room situations. Multiboard is a very versatile product.”

Externally the Multiboards are being fixed over a breathable membrane and timber battens at 300 mm centres with the use of the special Marmox sealant, jointing tape and washers ensuring the creation of a watertight surface.

 

Marmox Multiboards are manufactured from extruded polystyrene or XPS encapsulated in reinforced polymer concrete, in a range of thicknesses up to 60mm and offer a variety of positive physical characteristics in addition to being fully waterproof. They are both light to handle and easy to cut, while still being able to sustain substantial loadings if required, such as for flooring applications. They further offer good thermal insulation performance, helping to cut condensation risk.

The roof space to an existing commercial property in the North-West of England has been given the added protection of having its very large roof-space sub-divided using the APOLLO Lite 30:30 system manufactured by TBA FIREFLYTM.

The work within the 30 year old Spa Medica building near Preston was carried out by Northamptonshire based DC Fire Protection Ltd., a long term customer of TBA FIREFLYTM, after the manufacturer had been asked to survey the structure and provide a suitable specification for upgrading the fire performance of the roof. The APOLLO Lite 30:30 was recommended because it has been developed for use in vertical separation or compartmentation situations, offering 30 minutes’ integrity and insulation, thereby exceeding the minimum requirements of the Building Regulations.

 

 

The non-rigid woven material is easy to cut and fix and is chemically treated to improve its cooling properties, and therefore prevent temperatures rising in adjoining areas. The system has been fully tested to BS 476 Parts 6.7, 20 & 22 and is third party certified by IFCC. The six metres long rolls of APOLLO Lite 30:30 have a minimum thickness of 6mm and are installed using special staples as well as heat resistant adhesive.

Director of DC Fire Protection Ltd., Craig Tyrrell, commented: “We carried out the project at Preston for the client in full accordance with TBA’s specification and installation instructions: in this instance wrapping the fabric around the timbers in order to protect them although we will sometimes drop a barrier down both sides of the timber framework and secure them to it.”

“Over a period of a week and a half our two man team erected a total of a dozen fire barriers within the pitched roof space. It all went to schedule and not only meets the needs of this particular property, but exceeds the requirements of the Building Regulations. We have established a very good relationship with TBA over a period of 20 years and always try to utilise their products where the scope of the work permits.”

Half of architects concerned at new vulnerability

New research has found that nearly half (49%) of urban design professionals believe that the recent rise of pedestrianisation in city and town centres is making public spaces more vulnerable to attack.

The coronavirus pandemic has had a devastating impact on urban economies, with local authorities left in the novel position of needing to find ways to encourage people back into city centres.

Temporary pedestrianisation of key locations has suddenly become commonplace as a result, offering an effective means of facilitating social distancing and increasing outdoor seating capacity for struggling bars and restaurants.

However, the survey of leading architects, planners and specifiers by ATG Access revealed that many are concerned about the potential security risks of widespread pedestrianisation.

Without the appropriate security solutions in place, large numbers of pedestrians gathered in a confined area greatly increases the threat of vehicle-as-a-weapon attacks.

In response to this increased security threat, nearly a third (30%) of those surveyed said that investing in temporary security measures that can be installed and removed as needed will be essential to ensure the ongoing safety of civilians.

Iain Moran, director at ATG Access, commented: “While pedestrianisation offers real benefits for businesses and consumers at this difficult time, we must ensure that the right security solutions are in place to avoid putting people in unnecessary danger.

“It is clear that in some cases security could have been sacrificed for social distancing and designers are seriously concerned that security has become an afterthought.

“Temporary, surface-mounted security barriers offer a flexible, comprehensive security solution that can easily be adapted without the need for any construction work, making them invaluable in the current situation.”

The research also found that many urban design professionals believe there is now a clear need for public spaces that can be easily adapted to respond to our changing needs, including security measures that can be replaced or upgraded whenever necessary. According to 43% of those surveyed, this will be the key to futureproofing our cities going forward.

However, historically this has proved a challenge, with 32% suggesting that retrofitting security solutions into existing developments is one of the biggest design challenges they face.

Iain Moran, director at ATG Access, added: “The pandemic has really brought to light the volatile nature of our relationship with our urban environments, with both the needs of the public and the security risks they face subject to change with very little warning.”

“When it comes to redesigning public spaces, it can prove difficult to retrofit security solutions without causing disruption to the surrounding area. Previously, impact-tested security products have required deep foundations, which means a lengthy, obtrusive installation process.

“Fortunately, security technology has improved dramatically in recent years, and there are now many options available that can overcome these challenges. In addition to temporary products, permanent shallow mount bollards can now require a foundation depth of just 112mm, and as a result are far quicker to install with minimal disruption to the surrounding area.”
